Home Warranties and How Some Are The Greatest Scam Of All Time!
Home Warranties are great as long as they are there for you when you need them!
Most warranty companies out there only provide you a prorated estimated amount for a new item based on the age of the unit/mechanical. I.e. If your furnace breaks and it is 20 years old, they are going to give you a check prorated based on the cost of a new furnace with 20 years of age. It's like giving you a check for yard sale or flea market prices, where in the world are you going to buy a furnace for $100?! You must read the fine print or call to inquire! It's a shame that they promote an otherwise impression, so when something breaks you find out that you're not covered like you thought. It's wrong that they don't share this upfront!

The good news - There are warranty companies that work just as you hoped! First American Home Warranty being one of them!
I have personally used this company myself and actually needed my stove replaced, so I can vouch first hand they are no non sense and have no problem cutting you a check for an item at full retail value if something happens.
Some important things to know:
1. Home warranties are typically cheaper if purchased at the time of your real estate transaction.
2. Home warranties do have deductibles and service fees in the event someone needs to come out to your home to evaluate what is not working.
3. Home warranties are typically used as negotiation tools in a real estate transaction.
4. A home warranty policy is typically valid for a year and costs about $500.
